Roof penetrations & warranty
"Will this void my roof warranty or cause leaks?"
How it's handled: Attachment methods are coordinated with your roofing manufacturer and contractor so they stay within warranty. Penetrations are engineered and waterproofed, with municipal sign-off. If our installation ever causes a leak, we remediate it. Full stop.
Structural load
"Can my roof even carry the system?"
How it's handled: A third-party structural engineer verifies loading (wind uplift, ballast, and live/dead loads) before anything is installed. No structural sign-off, no installation. If the roof can't support the load, the project simply doesn't proceed.
Insurance & liability
"Who's liable if something goes wrong?"
How it's handled: We carry O&M and property insurance specific to the solar asset and maintain general liability throughout the term. You're named as additional insured, and the lease carries clear indemnification. Energy Economics is liable for panel-related property damage.
Operator default
"What if the operator goes under?"
How it's handled: The lease grants you step-in rights (the ability to engage a replacement operator) backed by strong indemnification language. You're never left with panels you can't manage and no recourse.
Financing & refinance
"Will this complicate my mortgage?"
How it's handled: Usually no impairment. The lease is structured for mortgagee consent and includes subordination / SNDA provisions that protect your rental-income stream. We work with institutional lenders constantly.
Sale of the building
"What happens if I sell?"
How it's handled: The lease transfers with the property; the buyer assumes it. Contracted, long-term lease income typically increases valuation and buyer appeal. It's an asset on the sale, not a complication.
Tenants
"Will this disrupt my tenants?"
How it's handled: The system is front-of-meter and utility-facing: it doesn't touch tenant meters or billing. Construction access is defined in advance and scheduled to minimize disruption; we work around your tenants.
Roof replacement & end of term
"What if I need a new roof, or the lease ends?"
How it's handled: A coordinated removal/reinstallation process is defined in the lease (and if a re-roof is near-term, it's best done pre-install). At end of term you choose: removal at our cost, extension, or purchase at fair market value.
